What is planning permission?
Planning permission is the legal process of determining whether your proposed extension or development should be permitted. To provide the best chance of success and from the very outset, we will design your project to meet your aspirations whilst also designing to planning guidelines. Where necessary we can design the extension to be within permitted development rights and therefore not requiring planning permission at all.
Whether the proposal is permitted development or requires a full planning application, gaining the correct planning consent is essential for proof of lawfulness to the council and to buyers should you sell your home in the future. As experts in designing and improving homes, our job is to know the planning process inside out and, we do! Planning applications do not need to be stressful, they simply need to be managed and we view our role as being to protect your interests, therefore we'll submit and manage the application process for you from start to finish.
Planning Permission Stages
Application Documents
We will prepare all the documents, drawings and application forms ready for submission.
Submission
Acting as your agent we will submit your application to the council nominating you to pay the application fee.
Planning Fee
With the application submitted you will be contacted automatically to pay the application fee.
Acknowledgement
The application is now with the planning department who will be checking to ensure all documents are correct and in order.
Validation
Start and Decision dates are confirmed and a planning officer is assigned to work with us. From here an application takes 8 weeks during which we will keep an eye on progress for you.
Live Application
The planning department will notify your neighbours of the proposed project, inviting them to comment. While the application is being assessed we will work with the planning officer on your behalf and throughout.
Decision
A decision is made and your project is either Approved or Rejected. Either way, we’ll advise on next steps. If Approved, we will proceed to building regulations.
